City of Wilmington Releases Property Tax Bills for Fiscal Year 2025-2026

WILMINGTON, DE – The City of Wilmington has mailed annual property tax bills to property owners and mortgage companies. The deadline for payment of property taxes is September 2, 2025.

Property taxes are a vital part of the City’s annual revenue stream. Property taxes, when combined with wage taxes, fees, and other sources of revenue, help to fund essential City services, including Police, Fire, Public Works, Emergency Management, Parks and Recreation, and Code Enforcement.

Property owners whose taxes are escrowed are encouraged to contact their mortgage companies to verify the receipt and payment of their property tax bill.

The Fiscal Year 2026 property tax amounts are based on assessments conducted by New Castle County during its 2024 countywide reassessment. The City of Wilmington established the property tax rate as $3.7413 for every $1,000 of assessed value for residential customers and $5.8276 for every $1,000 of assessed value for non-residential customers, including rental apartments and commercial, utility, and industrial properties.

The City adopted two separate rates due to concerns that properties in certain lower-income neighborhoods may have been overvalued. The City will continue to work with New Castle County to evaluate the reassessment information.

The City also launched a new billing system portal [wilmingtonde.us9.list-manage.com], where customers may view both their utility and property tax bills. Total tax assessment details can also be accessed through New Castle County’s Parcel Search website [wilmingtonde.us9.list-manage.com].

Customers located in the City may call 311, and those outside the City may dial (302) 576-2620 to obtain information on City services. Representatives are available to assist with registering for an electronic account, answering billing questions, and making payments. Payments may also be submitted by mail or in person at our Customer Service Center located at 800 N French Street, Wilmington, DE 19801

If you have concerns about the assessed value of your property, please contact New Castle County regarding the appeal process. The deadline to appeal for the current tax year was March 31, 2025, and is now closed. However, you may file an appeal for the July 2026 tax period by March 14, 2026.
